Reason Some Homes Don't Sell #10: Problems relating to pictures in the MLS. One often overlooked problem in selling a home is the pictures in the MLS. When I am working with listings that have expired, I have noticed several versions of this problem: No pictures in the MLS at all. Homes without any pictures area often overlooked by both agents and buyers. Most people can get a better idea of a home from pictures that from a written description. But far worse is that homes without pictures will prompt the question "What are they hiding?" Not enough pictures in the MLS. Even if there are a few pictures in the MLS, the question "What are they hiding?" may still be asked. Too many pictures in the MLS. For some reasons there are agents who put duplicates of pictures in the MLS. Instead of thinking about the features of a home, buyers and agents will just think "Why?" Pictures that just show the seller's furniture. If you can't tell anything about a home by the picture, then it's not a picture to have in the MLS. Your furniture isn't staying, so why have pictures of it. Bathroom pictures that look like every other bathroom. It is very hard to get a good picture of a small bathroom. Everyone knows what a basic bathroom looks like and it doesn't impress a buyer. But larger bathrooms with luxury features make great pictures. Not having a exterior picture of the from of the home as the main picture. This is really common in small homes or condos. I'm sure that the rational is that the picture of something else will overcome bad curb appeal. Instead it will cut the showings because it will be seen as something being hidden. Many of the showings that are set may be cancelled when the buyer gets to the property. I think I've covered most of the potential problems with pictures. I'll add more if I notice any more.
