Pricing is one of the most important factors in selling a house!  Sellers who really want to sell in the current market need to make sure their home is priced correctly.

The correct price on a home is based on many factors....and most of these factors are exactly the some of the reasons why some homes don't sell (condition, location, easy of showing, the market conditions, seller motivation)!

When Linda prepares a market analysis on a home she compares similar homes which have sold in the last 6 months, as well as homes that are currently under contract.  This comparison including adjusting up and down in price based on features of each property.  Then she will check out the currently listed homes to see the competition.

When she gets to your home, she will look at the home carefully and then will consider all of these factors before she makes any pricing recommendations.
