Reason Some Homes Don't Sell #4: The Marketing Wasn't Targeting the Right Buyers Although this is related to the last 2 reasons, it's not exactly the same. To make sure this doesn't happen, the listing agent needs to consider what buyers this home might appeal to and then design the marketing around the features and benefits that would appeal to that buyer. No, the marketing isn't written addressing the target buyers, as that could be a fair housing violation, but describes the home features and benefits in a way to attract the perfect buyer to a home. An example would be target marketing (ie Post cards) to an area subdivision that is slightly lower in price to find a "build up home buyer".Go to Reason #5. Commissions from as low as 3.95%...with aggressive marketing!
